Schematic Design and Budget

Our designs start from the inside out.  We want to understand how each client wants to live and feel in their home.  We have developed communication tools that allow our clients to effectively describe their goals and dreams for their project. Each client is given several schematic design options that will achieve their goals.  By contrasting and comparing these options, a customized design emerges.

At this point, while the design is still conceptual, we create a realistic budget with the input of one of our trusted builders.  This unique early creation of a detailed budget allows the homeowner to continue to develop the project in full confidence that the design and budget are in line.

Design Development and Construction Documents

We pick all of the fixed interior finishes with the client including the cabinetry, counters, tile, plumbing fixtures, appliances, decorative lights, paint colors and hardware. There is no need for a separate lighting designer or kitchen designer because that is included in our service. We shop with the client at vendors with whom we have good relationships. We are able to guide our clients in aesthetically coordinating choices while remaining on budget. Those choices are then codified into a clear, precise set of Construction Documents that form the basis of your contract with the builder and act as our project road map.

Project Administration

Throughout the construction process we see that the work conforms to the drawings, provide additional drawings as needed, answer site questions, help with timely ordering of finishes, and in general act as the central point of information and communication between the client and the builder. This ensures that the left hand knows what the right hand is doing and often deflects potentially conflicting directives from being made. We have established solid relationships with builders with whom we have worked closely for many years. This collaborative approach produces a cohesive, well coordinated process and project for the client.
